Today I am delighted to be joined by Martin Davies, who has been running his property business for the past 5 years.

He has a buy to let portfolio in South Wales as well as a couple of ongoing development projects in Scotland.

He started his career as a salesman and manager of salesmen for IBM where he spent 25 years before starting a business networking organisation, but now spends his time on his buy to let business with his son Rupert, managing his development deals, and mentoring and training other property investors, where one of his specialist subjects is Attracting Property Investment, something he excels in having previously raised over a million pounds in a single year.

Today I am delighted to be joined by Marc Willton. I'll let him fill you in on the details but in a nutshell Marc and I got to know each other in summer last year when he joined our mastermind group for property investors. He'd spent most of his adult life working away from home as a commercial construction project manager on some majorly impressive projects, but ultimately he fell out of love with it and desired more control over his time and his life and decided investing in his own property was the path to get him there.

As with Ben & Tom who we interviewed earlier in the week, Marc is going to be part of our 2017 goals series where we follow him over the next 12 months to watch his progress, his difficulties and his success as he strives to grow his property business.

Today I am delighted to be joined by Ben & Tom Thorns, two brothers based in South Manchester who started working together in the world of digital marketing but have spent the past three years growing their Living Smart property business with projects ranging from HMOs to new builds.

They are the first guests who will be part of our 2017 goals series, where we track their progress over the course of 12 months to understand what it takes to scale a property business.  Last year we followed Nick Leatherland, Marta & Lloyd Smith and Anthony Hubbard, and it's great to be continuing the series this year.

12 months on from our first interview with Anthony, he returns to let us know how he got on with his goals in 2016. He started off the year with a firm target of achieving financial freedom within 36 months. To him, this equated to £8,000 per month income which would be made possible by increasing his cash pot by £140,000 every year.  Through a small number of high value projects he's done amazingly well, and has made a huge step in 2016 towards achieving financial freedom for him and his family.

Richard is a retired professional rugby player whose career involved playing for London Irish and London Welsh, as well as representing Canada at a national level.

His focus now though is on property investing, which you might have guessed given he's on this show, where he invests alongside his brother through their company RDT Invest.

As well as investing in their own deals, they have a pool of capital which they invest into small and medium size developers.

Anna & Stefan are business partners who've been working together on their property business for the last year.

They both started their careers in Strategy Consulting roles, Anna with Deloitte and Stefan with Ernst and Young, before separately deciding to get involved in property investment.

With Stefan's development experience and Anna's focus on sourcing for others and growing her own portfolio, they've brought together a great skill set which has allowed them to complete around £10 million worth of property deals.

Kevin bought his first refurb back in 1983, so has been in this game for a long time, but his real passion and expertise lies in providing financial advice, particularly around how property investors can use property finance to invest in more deals without needing deep pockets or needing to use mortgages.

Many of you will remember Richard from episode 29 when he joined us with his son Brynley to talk about their property journey.

Richard has been investing in property for around 40 years now, and when I posted a question on facebook recently about appraising a development deal he offered to help. We've decided that this is an area a lot of people struggle with, so rather than using Richard's time to just help me with one deal, he kindly offered to share some of his expertise on the theory of development appraisal with the Inside Property Investing audience.

Dan is the co-founder of Hulbert Smith Ltd, a property investment company with the mission to help other people build wealth through smart property investing.

And whilst this approach allows him to help the people that he works with directly, he's scaling up his ability to have a positive impact on the property world with his second business, the Property Vault, a new networking organisation that encourages education, collaboration, and networking, without the upsell.

Stuart describes himself as a product design entrepreneur who performed a life pivot to become a full time property disruptor. I'm sure he'll fill us in on what this means on a practical level, but to give you a bit of perspective, Stuart has built two successful businesses in the design and marketing space, but made the shift to being involved in property full time after his daughter was born and he had an opportunity to exit his content marketing business.

Andy has been involved in the property world for almost 20 years now, first in the US through both the bridging company he owned and the development projects he ran including new build houses, apartment blocks, commercial units and affordable housing.

He brought all of this to a close in 2006, but since moving to Manchester he has started to get involved again and as well as growing his single let portfolio, he's now focussing most of his time on HMOs for both professional and social housing markets.

Welcome to our monthly update where I'm going to wrap up everything that's been going on with my own property journey throughout September.

As always it's been a busy month for us at Inside Property Investing HQ. There are properties we're buying, properties we're selling, and properties we're refinancing.

We're also joined by the one and only Simon Misiewicz to discuss all things property finance related, and this month he's specifically focusing on reduced rate VAT and 0% VAT on property projects.

Diane is a property investor with a portfolio of single lets and HMOs, as well as being co-owner of a specialist HMO property management company.

She's also the owner of Freshly Maid, one of the biggest non-franchised domestic cleaning companies in the UK, and is the host of the Harrogate Property Investors Network.

With all of this going on, she loves and relies on systems so that these business work for her rather than the other way around. It's all part of her major goal of having the freedom to move to France in 2018, and having the time to travel Europe on her motorbike.

Paul is a commodity broker, who also runs a gym and is somehow able to find the time to be a property investor in his spare time as well.

It was the birth of his son 4 years ago that gave him the focus to build a passive income which would allow him to spend more time with his family and secure their future.

Despite property not being his sole focus, he was very recently nominated as one of the top performers on the Simon Zutshi Mastermind Program.

I'm normally pretty impressed by the bios my guests send before the show, but with Reece I was absolutely blown away. He's 23 years old and has been investing in property for the grand total of 2 year.

With no money of his own, he's grown a multimillion pound portfolio from scratch. So far, he's bought over 60 HMOs for either himself or his investors, he's involved in numerous deals across virtually every strategy from single lets to commercial projects, and is just about to start some new build developments.

To top it all off, he deservedly won Progressive Property's best newcomer last year.

Tracey is a property investor, manager, landlord and mentor who has been building her portfolio since 2007.

She started investing in single lets whilst working full time as a project manager, a job that took her all over Europe and the long hours and stress of balancing this with her property investments eventually led to burnout and the diagnosis of a chronic illness.

She made the decision that property was going to replace all of her income and in 2013 started her first business, Midlands Lets - a rent-to-rent style HMO business. She now also runs Right Housemate, another specialist HMO letting agency based in Leicester.
