Today I'm welcoming Fiona Talbot back to the show, 3 years after her first interview.  Having been in the property industry for 20 years now, she was already a success when we last spoke, but a big part of her focus since then has been on developing and professionalising the business side of things more than just growing a portfolio.

Today I'm thrilled to be joined by James Davis, CEO of uPad, the UK's largest online lettings agency. 

He should be pretty comfortable here today as he started his career in the world of radio after setting up his own station at university and being awarded best student station of the year by BBC Radio one.  Whilst scaling the corporate ladder after graduating though he began to grow his own property portfolio, and then 10 years ago founded what has gone on to become the largest online lettings agency in the UK. 

In this episode I get some great tips and insights from James on successful rental property advertising.

Jade got her first taste of the property game 7 years ago and has been steadily growing her portfolio ever since.

In the last year, she’s made the switch to working in property full time and now has 3 HMO projects in progress. Balancing property and two small children is no walk in the park, but Jade consistently puts in the hard work and is starting to reap the rewards.

Today we've got an interview I'm really excited about as we're going to focus on one of my favourite things - spending less time working instead of more! 

About two years ago I had the real pleasure of interviewing Jackie Tomes for the first time, and as per our usual format we covered her own property story and how, at the time, she'd been able to build a property portfolio worth almost one and a half million with an annual rent roll of over £100k and a £40k net profit. 

That in itself was a great story, and if you haven't come across Jackie before I'd suggest going back and listening to that, but today not only do I have the chance to catch up with Jackie but also to be joined by her husband David to discuss how their business has progressed in those two years, but more importantly how they've been able to create a business that works for them rather than the other way around.

Lizzie Frazer is a friend of ours from Dubai who we wanted to introduce to you because she's going to be sharing some content over the coming months about her successes and struggles as an overseas investor.  

She'll be looking at things like sourcing good deals outside your area, managing your team when you're not on site every day or even every month, and she'll be starting off with an article about the structure of her most recent property company where a group of investors have joined forces to work on larger deals than they could do independently.

Today we have the amazing Nellie McQuinn on the show. I got to know Nellie after meeting her husband Matthew at a property event in London late last year, and since then I've been desperate to get her behind the mic.  

Originally from Sydney, she now lives in London and as well as having a successful media production company, she jumped into the property world a little over 18 months ago with her first buy to let, followed soon after by her first flip which netted a pretty impressive £150k profit and won her the property investor of the year award in 2017.

Ben & Tom Thorns return to the show to share their final update towards their 2017 goals.  They started the year with a big focus on HMOs and rent to rent deals, but as their land sourcing systems started to gain traction they're now spending the majority of their time looking at these longer term projects.  

With a few development deals secured, in addition to the increase in their HMO portfolio, they've definitely hit their £12,000 per month increase that they set at the start of the year.

I was delighted to be joined on the podcast by Ian Pattison. This is a slightly unusual interview, as although Ian is a property investor based in Loughborough, he is also a Health & Safety Manager in the construction industry, typically working on large-scale commercial projects.

Today I am delighted to be joined by Michael Kalisperas, a West Midlands based investor who started off as an accidental landlord and was scared off investing for years after ending up with squatters in his previous family home. 

A tragic event in Michael's life led to him needing an alternative to a 9-5 job though, and his search for financial stability brought him back to property. In a pretty short space of time he's got a pipeline of projects with a GDV of £1.5 million, he's created annual net income of over £91,000 and he succeeded in raising £347,000  for a project in just over an hour through crowd funding.

I was delighted to be joined on the podcast by Stuart Lordan, a father of 4 kids all under 8-years-old, and an escapee from the corporate world after 20 years of working for advertising agencies and consultancies. 

He’s currently aiming to grow a portfolio of 50 student rooms, and is already 60% of the way there including the purchases he’s currently got moving through conveyancing.

Outside of this achievement, he’s deservedly proud of the £250,000 he’s raised in the last month, to help him get the rest of the way there.

Today I am delighted to be joined by Luke Spikes. Luke grew up moving house every 6 months or so by his property developer parents , but whilst he continued with a few projects of his own in his adult life, it was always secondary to his other business interests - growing 6 international technology start ups over the past 27 years, each employing between 50 and 200 people. 

After selling the last one he promised that'd be his last business, until he picked up a property book and realised that this side passion could in fact be a real business as well.

His focus is on Serviced Apartments and truly bespoke co-living across the south west, and with a project pipeline with a GDV in excess of £3 million, and a goal to get 60 rooms up and running within 12 months, this is just the start of what will be an amazing 7th chapter in Luke's business journey.

Today I am delighted to be joined by Alex Harrington-Griffin, a young investor who followed his father and uncle into the industry. His energy is predominantly centred around land and planning, and in the few years since property became his full time focus he's been involved in deals from care homes and car show rooms to securing planning for 151 units.

Alongside the for profit work, he's also a big advocate of improving local communities and through his volunteering and charitable efforts has won awards for community development and raising awareness of youth homelessness.

"I was delighted to visit lovely Knaresborough and Vauxhall, London, with Rob and Mark Hodgkiss from In Hot Property. They were on the podcast very recently, and we had a great chat about some of their deals near Harrogate, as well as their rent-to-rent service apartments down in London.

Their property in Knaresborough is a 2-and-a-half-thousand square foot commercial to residential deal. It was the first purchase they made with their In Hot Property brand, and they joined me to show me around the site."

Today I am delighted to be joined by Phil Ashford, a chartered accountant who developed an interest in HMOs whilst living in one as a student in Nottingham.  He calculated how much his landlord was likely making and decided he needed to get in on the action, so with a couple of friends as JV partners, he bought, renovated and refinanced his first student house share, and the rest is history. 

He's now operating one of the top student letting agencies in the city, and as well as continuing to grow his own portfolio has found a great niche helping other landlords enter the Nottingham Student market as well.
