Today I'm delighted to be joined by Andrew and Mary - qualified architects with over 20 years of combined experience working on projects in the UK and in Australia. Now, they spend most of their time focused on their investments in Leeds and their business Elite Dwellings - primarily HMOs, but starting to work on larger residential conversions and developments as well.

During the interview, they share the details of how they got started with their own portfolio when a major roadblock was put in their way, and why they believe their focus on design not only adds value but also saves them money.

Today I'm delighted to be joined by Richard Nicholls, founder of The Property Advantage which as far as I can tell is the larger specialist HMO brokerage in the UK, helping landlords by selling HMOs they no longer want, and investors buy ready-made income-producing assets.

Richard's approach is to view every HMO the company sells, so with hundreds of transactions completed he's probably got a better insight into what makes a good HMO, and as importantly, what makes a bad one than virtually anyone else in the UK.

So why's he on the show today? Well, his business partner Jessica contacted me a few weeks ago and we had a good chat about the HMO industry and their unique insights into it. I explained that we were opening our Inside HMO Investing Programme at the end of March and that I'd love to present his story to show an alternative exit route for HMO landlords, as well as his general views on what is and isn't working with the properties he views and the HMO market generally.

Today, I'm delighted to be joined by Dave So, probably the most humble investor I've ever come across but do not let his laid-back approach fool you. Since buying his first student HMO in 2013 he's gone on to buy and renovate over 300 rooms in his home city of Nottingham, adding to his own portfolio and on behalf of other landlords and investors.

The crazy part of all of this is he did most of this whilst holding down a full-day corporate job as well, which he finally decided to step away from 12 months ago.

Along the way he's diversified his income by growing a letting agency business, he's employed several members of his family and close friends to scale the business, and he's been able to continue the portfolio growth despite being in a strict article 4 area.

Today I'm delighted to be joined by Sarah Watt, one-half of Alt Street property along with her husband Andrew. This is our second episode as part of our 2021 HMO month where we're focussing on the strategy that allowed Victoria and I to leave the corporate world behind and talking to investors who have used HMOs to achieve similar results in their own lives.

Sarah started investing in her early twenties in Sydney, Australia and continues investing to this day alongside her busy day job, albeit now in the slightly colder climate of Northampton.

Since joining our HMO challenge in 2019 she's added three HMOs to her portfolio, going against the conventional approach of major renovations allowing them to get properties up and running and income-producing in record time.  During today's interview, we talk about what drew them into the world of HMOs, the biggest challenges they've faced in growing their portfolio, and the numbers behind one of their typical HMO deals.

Today you're stuck with me I'm afraid as I'm digging deep into our own HMO story to share some insights into the investment strategy that helped us escape from the corporate world.

We've obviously shared some details of our story before in our monthly updates, but never have we looked at the HMO aspect in isolation, and whilst we've expanded our focus in recent years, HMOs got pretty much all of our attention between me leaving my day job, and Victoria then being able to do the same several years later.

They are without any doubt in my mind the highest consistent income that can be achieved from residential rental property, and I know what you might be thinking, it's easy for us because some of the first deals we did were quite a while back when property was cheaper and competition was less intense, but towards the end of the episode you'll hear about our most recent HMO project which we completed this year, and we've got plans to do many more.

So if you take one thing away from this, let it be that there are still phenomenal opportunities to invest in the HMO market.

Rosie and Allan Charles of Arch Investments – I'll be totally honest, I've spent the past two years thinking of them as Ark investments every time I see them on social media, thinking it was some abbreviation for architecture. But, of course, after asking the question I now know that it stands for Allan & Rosie Charles – but at least now you'll remember to look for them next time you're on Instagram.

Anyway, getting back to what this phenomenal couple has achieved in a few short years… They started investing by breaking all the rules – sourcing deals hours away from home and focussing on the humble single let instead of being distracted by shiny objects and new-fangled strategies. It's clearly worked for them, replacing Rosie's income and allowing her to step into property full time whilst Allan focuses on the strategy for the business and making sure that all of his toys were constantly being tossed from his pram.

You'll hear more in today's interview about how they've built a successful portfolio through consistent efforts and constantly putting themselves in challenging situations that they were forced to find solutions to, as well as the numbers behind their best and worst deals, how they split the responsibility of their business, and why investing in education gave them the accountability they needed to succeed.

Today, I'm delighted to be joined by Tex Jones, the MD of Jones Real Estate Property Group who develop HMOs and flats in south east London using a combination of their own funds and private equity.

I met Tex through Clubhouse and we've been hosting a room together for the past few weeks which has given me a chance to get to know him more and develop a real admiration for the hard work he's put into his business at every stage. His approach to creating something that's sustainable and scalable rather than simply focussing on short-term profits or replacing an income really resonates with our current focus, and I am sure that you'll also get a lot from my discussion with him.

Today I'm delighted to be joined by Shane Duff, an ex-professional footballer, ex-teacher, and now successful property developer who played on what he learnt from years of sports coaching and teaching others to scale his own business and achieve what he'd set out to do in five years in a fraction of the time.

He started off flipping houses, and after quitting his job with the support of his partner gave himself 12 months to make property his full time career. He's a big fan of de-risking his projects which we talk through in detail during the interview, as well as focussing on building a business that can thrive for the long term rather than just thinking from one project to the next.

Today I'm delighted to be joined by Steven and Carolyn Sparks, a property development couple who have a ton of stories to tell about their decades in the industry and a real passion for period commercial properties which they convert to residential and mixed-use developments.

During the show, we talk about how their corporate pasts helped shape their current passion, how their love of historic buildings has led to some amazingly fulfilling as well as profitable projects, with their current project even taking almost a decade from first spotting it to becoming the proud owners, and how things like low gearing and investing close to home has allowed them to create a business that gives them benefits beyond just money, like the ability to take 2 years off to build their dream eco-home.

Today I'm sharing another bonus episode of the Business of Property recorded last week from a clubhouse room. I was joined again by Saif Derzi along with two of his business partners, as well as Jess, one of our newest team members to discuss all things related to bringing on a business partner rather than an employee and how we've all navigated that process, including questions about what to look for in a business partner, how to split the roles and responsibility, making sure you've got the right people in the right seats, and much more.

I love having these conversations about the business of property as I think it's a real key to creating something more than just another job for yourself, and I hope you're enjoying them too.

Today, I’m delighted to be joined by Rick Braithwaite, a successful developer running his own property development business alongside his nationwide EPC business. His focus is fairly mixed but typically now, he’s looking for commercial to residential conversions that will generate chunks of cash that he can then reinvest those profits into building his portfolio.

His properties have gradually spread across the UK, completing properties in Lancashire, Manchester, London and, most recently, Yorkshire. But, despite being happy to maintain and manage those properties that he’s acquired in the past, typically now he’s focusing on his new developments closer to home.

During the show, we have a great discussion about sourcing in today’s market, and some of his favourite deals. He also gives us lots of other great tips about growing a business in today’s climate. I’m sure you’re going to enjoy it as much as I did recording it!

Today, I’m delighted to sit down with two people in the industry that I really admire. Chris Shaw, an almost high-school dropout who shunned the family construction business to pursue a career in broadcast media, before coming back to this world during the 2008 recession and ultimately going onto build one of the largest construction companies in the north west.

The second voice you’re going to hear is Alex Riddick. Alex is an electrician by trade who spotted the potential for student accommodation while working as a contractor on other people’s projects. He then went onto buy his first HMO in 2016 and, as most trades tend to do, he got very hands on with that first project. Since then, he has systemised his business and has built an enviable portfolio with some of the highest standard student properties in Liverpool.

The real beauty of their story comes when the pair met, and by bringing their collective experience and complementary skills together, they are braced for huge growth in both sides of the business, the construction side and the investment portfolio side. It’s early days for them working together as a team and only time will tell how this story ends, but from my perspective, they’ve got a lot of value to share and I’m sure you will enjoy the discussion as well.

Today I'm delighted to be joined by Stephanie & Nicky Taylor, sisters, and business partners operating an award winning HMO management and development company in Newport, Wales.

As well as building their successful HMO portfolio they're more recently started investing in multi-units blocks to increase their portfolio growth and bring beautiful, affordable homes to the market.

You'll get a real sense of their personalities during our discussion today filled with a lot of laughs but also some great business advice whether you're thinking about working with a family member or going it alone.

Today we thought we'd start the year off with a review of what was probably the most interest year we've operated through as full time property investors.

I imagine by now you're thoroughly fed up of predictions about the future of the market or top tips on how to survive a pandemic with the benefit of hindsight. You know by now that's not really our style, so this is just a warts and all review of our last 12 months, sharing some of the major numbers we achieved and how these compared to the goals we set at the start of the year, some of the more specific details about what went on in our business each month, and some of the biggest lessons we learnt that have help us set our direction for the years ahead.

It's a pretty packed episode and I'm delighted to be joined as usual by my partner in crime, so whether you're interested in the property world or just hearing me take some mild verbal abuse from my darling wife, this episode has it all.

Danny Rusteen is a former employee of Airbnb, and a digital nomad who has been travelling the world since 2017 whilst running his property management business and sharing his insights via his blog and youtube channel to help other hosts optimise their airbnb properties.

Today we take a look at some of Danny's top tips to help you do the same - to rank higher in search results, get more clicks to your listings, and ultimately to turn more of those clicks into bookings, particularly during the challenging times we all face trying to keep our serviced accommodation business running during this global pandemic.

We're about to complete on our latest purchase and have been assessing numerous options for it - single let, HMO, splitting it into flats, or flipping it.

Each option has its own pros and cons, and we looked at the numbers for each option in a previous episode as well as the design layouts, but today we're revealing which option we finally settled on and why!

We're also looking at where our Brewery project is up to, and how Covid has messed with out HMO refinance.

Today I'm delighted to be joined by Matt Baker, co-founder of Scott-Baker Properties and the creator of the Shared Living Survey: the first study, I’m aware of, of its kind carried out earlier this year with HMO tenants across England, to help us take the guesswork out of what’s important to them and equally, what’s not, as they live in our HMO’s. The full findings of the study are available to download for free below.

Today we’re discussing some of the highlights from the survey, how we see the market continuing to evolve, and how we can adapt to remain competitive by delivering a HMO product that our customers actually want to live in.

Sep 15, 2020

Today I'm delighted to welcome Danny Farrow and Hein Lingenfelder, friends for almost a decade, who brought together their varied corporate backgrounds and limited property experience three years ago to create The Momentum Investment Group, and go on to achieve far more together than they would have done apart.

To give you an example of how this played out, before they started working together Danny’s route to financial freedom through property was saving up deposits to buy a portfolio of single lets at a rate of one per year. That sounds familiar to me, a lot of people are struggling trying to do the same thing, and he estimated it would take him another 15 years in order to step away from the day job.

But, since they’ve started working together, they’ve created a pipeline of around 50 build to let units across five sites in only three years, with a minimum return on GDV of 25%, but getting far in excess of that with their current light industrial to residential conversions.

They really show that you don’t need decades of experience before stepping into larger projects and during the interview we discuss a lot of detail around the type of projects they focus on, exactly how they create value in each of their projects and the numbers behind several of their deals as well.

It was an absolute pleasure talking to both of them and I know you’ll enjoy it!

Sep 7, 2020

Today I’m delighted to be joined by Kath Gibb, an investor who has put her and her husbands previous business experience towards a focus on commercial to residential conversions that have enabled them to create a monthly rental income in excess of £10,000 in only 2 years.

Their approach is one that I find fascinating, and her detailed breakdown on the individual deals that they’ve worked on gives you a real insight into both the ups and the downs of this strategy.

It’s either going to make you sit up and think “Yes, that’s exactly what I want to be working on!”, or it will rule out commercial conversions for you, as with the increased upside also comes increased risk and stress.

Whichever side of the fence you’re on by the end of the interview, I’m sure that you’ll agree that it’s yet another great example of how to profit from property investing and I’m sure it will give you inspiration and ideas to apply to your own business.

Maria Thomson, founder of London Edinburgh Holdings and a passionate property investor focussed on commercial to residential conversions across Scotland.  During the interview we look at her varied career, what drove her away from her successful job as a solicitor into the world of property, and how her approach to commercial to residential conversions shows that there is opportunity in any location to make money from property, not just down south.

I need to apologise for the weird audio in the first 10 minutes - skype was having some issues during our recording, but the content from Maria is well worth the listen and her passion is infectious.

Aug 24, 2020

Today I’m delighted to be joined by Jerry Alexander, a fellow Scot investing in commercial property but in a much more active way than the usual approach, enabling it to compete with more creative residential strategies from a profitability perspective.

It’s an approach that Jerry has been refining since he bought his first commercial unit in 2004, and he’s now got it down to a pretty fine art. It’s all about adding value to property by increasing the rental income, as commercial property valuations are typically based on a multiple of the rent. This allows him to release much of his initial investment from each deal, ready to move on to the next.

It’s not dissimilar to the common buy, refurbish, recycle residential model, but the focus on commercial has many advantages. He’s built an enviable portfolio with this strategy, generating over one million pounds per year in rental income. I’m confident you’ll get plenty of inspiration from this episode, and probably a couple of ideas for your own investing too

Today we are going into detail on our quarterly goal setting process looking at why 12 week sprints are the most effective time period to focus on, what some of our focus areas were from the last 3 months and how successful or not we were in hitting them, and how the feedback from that helps us shape not only the next quarter but also how we approach the goal setting itself.

We look at our property goals as well as some of our business goals, and reference our recent podcast with Mike Clay a lot so make sure you check that out as well if this is an area that interests you.

To give you fair warning, there is also a lot of me getting angry at boats that fly past us and send the microphone flying, and a few mentions of instagram as well as we recorded this as an instagram live at the same time as recording the podcast.

Ultimately though I hope you get a lot of value from it, and I've said numerous times in the past I really think we owe a lot of our own success to regularly reviewing our vision, our goals and our strategy so if it's something you already buy into then there might be a few tips for you, and if you don't really give much attention to goal setting then listen with an open mind and we might be able to persuade you to reconsider.

Aug 10, 2020

Today I’m delighted to be joined by Remi Coghiel, an investor who started by learning a trade and working his way up the property ladder. But despite sharing some highlights of his career so far, this episode feels like a little bit more than that: you will tell straight away that Remi has a different perspective on a lot of things, and he isn’t afraid to go against the grain.

We talk about the sacrifice necessary to get started in property, whether that’s sweat equity put into early projects or cutting back on material perks short-term in favour of achieving bigger goals in the longer term. He’s definitely one to watch, and I’m confident that he’s got a fascinating career ahead of him.

But today, we’re just getting to know the backstory of the man behind the Wolf of Renovations.
