Today, I am delighted to be joined by Chris and Cat, a couple we have known for a few years. Originally from London, they moved up to Manchester for work about eight years ago and started investing in property and HMO investing about four years ago. In that time, they've built up a portfolio of 50 rooms in HMOs and recently, Cat made the decision to step away from the day job to focus full-time on property while Chris continues to climb the corporate ladder. During today's interview, we talk about how they work together, their interpretations of co-living versus HMOs, and their preferences for large versus small HMOs.

Today I am delighted to be joined by Lucy and Jake from Innova Property. They are based in Bristol and despite initially looking around at some cheaper locations to invest, they decided that being close to home was important. So, with their expertise and their preference for being involved in the renovation process, they were able to make investing work on their doorstep in what is traditionally viewed as an expensive market to get a foot on the ladder. In today's interview, we talk about that, their funding plan and strategy for sustainable growth to keep growing a portfolio, despite starting out without an abundance of their own money. We talk about them balancing their property investing career and ambitions, alongside their full-time day jobs. Also, we talk about how they are able to work together as a couple more effectively now than when they first started. There's loads of great inspiration and actionable insights.

Today, I'm delighted to be joined by Dean Starr, a developer with a social conscience who started out in property in a fairly typical fashion with student houses in Huddersfield. He had a desire to simplify his income so he could move him and his family to New Zealand. But things didn't exactly go to plan and a chance meeting with an old colleague who was also investing in property, led him on a path to create Cornerstone Partnership, a social enterprise that is trying to make an impact on the housing crisis with social housing. In fact, it is making an impact on the housing crisis in the UK by following the Aldi model, one of the companies that Dean worked at before he ventured into the world of property- high quality and high volume at low cost. Without a doubt, this is one of the most interesting conversations that I've had on the podcast for a while and whether you're just starting out or a seasoned developer, there are lessons in here that you can take and apply to your own business.

Today, I am delighted to be joined by David Lenton, the founder of an SEO and digital marketing agency who started looking at property initially in 2018 as a place to protect and diversify his wealth. He started out by building up an unencumbered portfolio, thinking that when his capital ran out, he would stop with the property.

But, you know how the story goes and, by that point, he'd developed a real interest in the industry, finding that his knowledge of the property business grew with every new deal he made and every new contact too. Now, he's looking to leverage the existing portfolio to fund continued growth and during the interview, we talk about his views on things like sourcing in the current climate, the serviced accommodation market now and in the future, and how he plans to scale up the portfolio while continuing to run his marketing business.

Today I'm delighted to be joined by Richard Nicholls, founder of The Property Advantage which as far as I can tell is the larger specialist HMO brokerage in the UK, helping landlords by selling HMOs they no longer want, and investors buy ready-made income-producing assets.

Richard's approach is to view every HMO the company sells, so with hundreds of transactions completed he's probably got a better insight into what makes a good HMO, and as importantly, what makes a bad one than virtually anyone else in the UK. 

So why's he on the show today? Well, his business partner Jessica contacted me a few weeks ago and we had a good chat about the HMO industry and their unique insights into it. I explained that we were opening our Inside HMO Investing Programme at the end of March and that I'd love to present his story to show an alternative exit route for HMO landlords, as well as his general views on what is and isn't working with the properties he views and the HMO market generally.

Today, I'm delighted to be joined by Dave So, probably the most humble investor I've ever come across but do not let his laid-back approach fool you. Since buying his first student HMO in 2013 he's gone on to buy and renovate over 300 rooms in his home city of Nottingham, adding to his own portfolio and on behalf of other landlords and investors.

The crazy part of all of this is he did most of this whilst holding down a full-day corporate job as well, which he finally decided to step away from 12 months ago. 

Along the way he's diversified his income by growing a letting agency business, he's employed several members of his family and close friends to scale the business, and he's been able to continue the portfolio growth despite being in a strict article 4 area.

Today I'm delighted to be joined by Sarah Watt, one-half of Alt Street property along with her husband Andrew. This is our second episode as part of our 2021 HMO month where we're focussing on the strategy that allowed Victoria and I to leave the corporate world behind and talking to investors who have used HMOs to achieve similar results in their own lives.

Sarah started investing in her early twenties in Sydney, Australia and continues investing to this day alongside her busy day job, albeit now in the slightly colder climate of Northampton. 

Since joining our HMO challenge in 2019 she's added three HMOs to her portfolio, going against the conventional approach of major renovations allowing them to get properties up and running and income-producing in record time.  During today's interview, we talk about what drew them into the world of HMOs, the biggest challenges they've faced in growing their portfolio, and the numbers behind one of their typical HMO deals.

Today you're stuck with me I'm afraid as I'm digging deep into our own HMO story to share some insights into the investment strategy that helped us escape from the corporate world.

We've obviously shared some details of our story before in our monthly updates, but never have we looked at the HMO aspect in isolation, and whilst we've expanded our focus in recent years, HMOs got pretty much all of our attention between me leaving my day job, and Victoria then being able to do the same several years later. 

They are without any doubt in my mind the highest consistent income that can be achieved from residential rental property, and I know what you might be thinking, it's easy for us because some of the first deals we did were quite a while back when property was cheaper and competition was less intense, but towards the end of the episode you'll hear about our most recent HMO project which we completed this year, and we've got plans to do many more.

So if you take one thing away from this, let it be that there are still phenomenal opportunities to invest in the HMO market.

Rosie and Allan Charles of Arch Investments – I'll be totally honest, I've spent the past two years thinking of them as Ark investments every time I see them on social media, thinking it was some abbreviation for architecture. But, of course, after asking the question I now know that it stands for Allan & Rosie Charles – but at least now you'll remember to look for them next time you're on Instagram.

Anyway, getting back to what this phenomenal couple has achieved in a few short years… They started investing by breaking all the rules – sourcing deals hours away from home and focussing on the humble single let instead of being distracted by shiny objects and new-fangled strategies. It's clearly worked for them, replacing Rosie's income and allowing her to step into property full time whilst Allan focuses on the strategy for the business and making sure that all of his toys were constantly being tossed from his pram.

You'll hear more in today's interview about how they've built a successful portfolio through consistent efforts and constantly putting themselves in challenging situations that they were forced to find solutions to, as well as the numbers behind their best and worst deals, how they split the responsibility of their business, and why investing in education gave them the accountability they needed to succeed.

He started off flipping houses, and after quitting his job with the support of his partner gave himself 12 months to make property his full time career. Today, I’m delighted to be joined by Rick Braithwaite, a successful developer running his own property development business alongside his nationwide EPC business. His focus is fairly mixed but typically now, he’s looking for commercial to residential conversions that will generate chunks of cash that he can then reinvest those profits into building his portfolio.

His properties have gradually spread across the UK, completing properties in Lancashire, Manchester, London and, most recently, Yorkshire. But, despite being happy to maintain and manage those properties that he’s acquired in the past, typically now he’s focusing on his new developments closer to home.

During the show, we have a great discussion about sourcing in today’s market, and some of his favourite deals. He also gives us lots of other great tips about growing a business in today’s climate. I’m sure you’re going to enjoy it as much as I did recording it!

Today, I’m delighted to sit down with two people in the industry that I really admire. Chris Shaw, an almost high-school dropout who shunned the family construction business to pursue a career in broadcast media, before coming back to this world during the 2008 recession and ultimately going onto build one of the largest construction companies in the north west. 

The second voice you’re going to hear is Alex Riddick. Alex is an electrician by trade who spotted the potential for student accommodation while working as a contractor on other people’s projects. He then went onto buy his first HMO in 2016 and, as most trades tend to do, he got very hands on with that first project. Since then, he has systemised his business and has built an enviable portfolio with some of the highest standard student properties in Liverpool. 

The real beauty of their story comes when the pair met, and by bringing their collective experience and complementary skills together, they are braced for huge growth in both sides of the business, the construction side and the investment portfolio side. It’s early days for them working together as a team and only time will tell how this story ends, but from my perspective, they’ve got a lot of value to share and I’m sure you will enjoy the discussion as well.

Today we thought we'd start the year off with a review of what was probably the most interest year we've operated through as full time property investors. 

I imagine by now you're thoroughly fed up of predictions about the future of the market or top tips on how to survive a pandemic with the benefit of hindsight. You know by now that's not really our style, so this is just a warts and all review of our last 12 months, sharing some of the major numbers we achieved and how these compared to the goals we set at the start of the year, some of the more specific details about what went on in our business each month, and some of the biggest lessons we learnt that have help us set our direction for the years ahead.

It's a pretty packed episode and I'm delighted to be joined as usual by my partner in crime, so whether you're interested in the property world or just hearing me take some mild verbal abuse from my darling wife, this episode has it all.
