Today it’s time for an overdue monthly update. We missed May, so this is a combination of May and June – everything we’ve been up to over the past couple of months. You might not think there’s a huge amount for us to cover, but actually as we dig into it, we’ve made good progress and learnt a couple of important lessons along the way.

We’re going to be sharing how our life has changed drastically over the past couple of weeks, a new hire to our team, the Covid situation on our HMO and SA portfolio as well as Covid-valuationgate(!), which has been top of my mind for the past couple of days. And, our usual updates on latest projects, an offer accepted on our future project and a couple of others that we’re appraising as well, so plenty for us to dig into!

Today I’m delighted to welcome Kim Opszala to the show, a solicitor with years of experience dealing with mergers and acquisitions who realised that success in the corporate world actually isn’t the be all and end all when the cost of that success is long hours, high stress, physical health issues and never seeing your partner. I think we can all relate to at least some of that.

Kim decided to start investing in property to give her more choice in her life and, after a few short years, has built an income from a mix of acquisitions, rent to rent deals and lease options, allowing her to leave the rat race behind but continue to practice law as a choice, as a consultant, picking the jobs and the hours to suit her.

It’s a really inspiring story and I’m sure you’ll take a lot of value from it.

Today I'm delighted to welcome Charlene Turkington to the show, who claims to be our first guest from Northern Ireland – and with my terrible memory, I'm certainly in no position to dispute her claim! She started investing at a young age in Belfast, was hit hard by the 2008 recession, and then made a fresh start flipping houses in a small Yorkshire town. 

After completing 14 flips, she started to hold on to some of them and grow her buy to let portfolio, as well as embark upon an amazing new build back in Northern Ireland that will become their family home.  

A lot of Charlene's approach is the perfect model for people interested in flipping houses: a strategy we don't discuss anywhere near as much as I'd like on the show. So hopefully for those of you looking to do something similar either as your main strategy, or to raise your investment pot for further buy and hold deals, you'll find a lot of great insight and information in today's show.

Today I’m delighted to be joined by Mike Clay, a property investor living and investing in Norwich, who realised after reading Rich Dad, Poor Dad on a beach three years ago, that there was a better
way to the twenty years he’d spent climbing the corporate ladder.

During our discussion, Mike shares what his motivations were to leave the day job behind, the strategy that he settled on to get there and why really honing in on a specific niche has boosted his success massively.

And also, how he was able to build up a big enough portfolio in only three years to take the leap into full time property investing.

And today, we are looking in detail at using your own pension to further build your property portfolio by converting it to a SSAS: a small, self-administered scheme.  

If you don't have a pension then maybe this isn't the episode for you, but if you do have one, whether it's from a job long forgotten about or something you're still contributing to, then you best pay attention as it could become one of your most valuable sources of finance for future projects.

Today I'm delighted to be joined by Emma Stubbings, sharing her story of exiting a successful corporate career to focus full time on property investing.

During our chat we get to find out how she created a phased runway to leaving her day job, focussing first of all on replacing her income with high cash-flowing properties in the north west. 

We also discuss how she was finally able to move her investing closer to home in Cambridge despite initially thinking the more expensive area wasn't viable, what her preference is between larger and smaller HMOs based on her own portfolio of houses that span from 5 to 15 bedrooms, and what her biggest secret to success is after 8 years in the industry.

Today we've got our second HMO month interview, and today we're joined by Clair Mcardle, a North West based investor and owner of Blue Sky Spaces.

As with Ben & Jules, our guests last week, Clair has achieved a huge amount in just a couple of years, recently hitting her goal of creating 5 HMOs over the past 24 months. 

After a bit of a false start and some uncertainty with exactly where she should be investing, Clair discovered she didn't need to follow the crowd to Manchester where she'd first attempted to grow her portfolio.  Instead, she focussed on areas closer to home and as well as making her life a lot easier, she's discovered a great local niche where her properties are in huge demand. 

We often talk about mini-HMOs generating £600-800 monthly profit, but Clair's latest 4 bedroom HMO is generating in excess of £1,000 every month, in a location many before her had dismissed as unprofitable and low value.  It really goes to show what the right area analysis can do for your business.

There are many great insights like this in today's episode so I'm sure it'll open your eyes to the potential of HMO investing.

Today we've got our first HMO month interview with the husband and wife team, Ben & Julia, from fortunice property. 

I'm delighted to have them on the show because they're an amazing example of the impact property can have on your life in a short space of time.

In 18 months they were able to create a £3,000 monthly income enabling Jules to leave the corporate world behind and focus on raising her family, and now as they've progressed from small HMOs to larger ones, they're generating in excess of £1,000 per project.

Ben is still working in a corporate job he enjoys, but Jules is on the brink of taking some time off as they prepare to have their second child, but the real beauty is their income will continue whilst she focusses on family life due to the recurring revenue from their portfolio.

We're starting off the year by devoting the podcast to HMOs for the month of January - kind of like shark week on the discovery channel but much more exciting, we'll be spending the next couple of episodes looking at the HMO strategy in the current climate.

Today's episode specifically asks the big question of whether they're still a good investment option in 2020 and beyond. I'll let you in on a little secret, we 100% think they are, but we're going to look at some of the pros and cons, how the market is changing, and how our own approach is changing to ensure that we remain competitive.
