We're about to complete on our latest purchase and have been assessing numerous options for it - single let, HMO, splitting it into flats, or flipping it. 

Each option has its own pros and cons, and we looked at the numbers for each option in a previous episode as well as the design layouts, but today we're revealing which option we finally settled on and why!  

We're also looking at where our Brewery project is up to, and how Covid has messed with out HMO refinance.

Today I'm delighted to be joined by Matt Baker, co-founder of Scott-Baker Properties and the creator of the Shared Living Survey: the first study, I’m aware of, of its kind carried out earlier this year with HMO tenants across England, to help us take the guesswork out of what’s important to them and equally, what’s not, as they live in our HMO’s. The full findings of the study are available to download for free below.

Today I'm delighted to welcome Danny Farrow and Hein Lingenfelder, friends for almost a decade, who brought together their varied corporate backgrounds and limited property experience three years ago to create The Momentum Investment Group, and go on to achieve far more together than they would have done apart.   

To give you an example of how this played out, before they started working together Danny’s route to financial freedom through property was saving up deposits to buy a portfolio of single lets at a rate of one per year. That sounds familiar to me, a lot of people are struggling trying to do the same thing, and he estimated it would take him another 15 years in order to step away from the day job.  

But, since they’ve started working together, they’ve created a pipeline of around 50 build to let units across five sites in only three years, with a minimum return on GDV of 25%, but getting far in excess of that with their current light industrial to residential conversions.

They really show that you don’t need decades of experience before stepping into larger projects and during the interview we discuss a lot of detail around the type of projects they focus on, exactly how they create value in each of their projects and the numbers behind several of their deals as well.

Today I’m delighted to be joined by Kath Gibb, an investor who has put her and her husbands previous business experience towards a focus on commercial to residential conversions that have enabled them to create a monthly rental income in excess of £10,000 in only 2 years.

Their approach is one that I find fascinating, and her detailed breakdown on the individual deals that they’ve worked on gives you a real insight into both the ups and the downs of this strategy.

It’s either going to make you sit up and think “Yes, that’s exactly what I want to be working on!”, or it will rule out commercial conversions for you, as with the increased upside also comes increased risk and stress.

Whichever side of the fence you’re on by the end of the interview, I’m sure that you’ll agree that it’s yet another great example of how to profit from property investing and I’m sure it will give you inspiration and ideas to apply to your own business.

Maria Thomson, founder of London Edinburgh Holdings and a passionate property investor focussed on commercial to residential conversions across Scotland.  During the interview we look at her varied career, what drove her away from her successful job as a solicitor into the world of property, and how her approach to commercial to residential conversions shows that there is opportunity in any location to make money from property, not just down south.

Today I’m delighted to be joined by Jerry Alexander, a fellow Scot investing in commercial property but in a much more active way than the usual approach, enabling it to compete with more creative residential strategies from a profitability perspective.  

It’s an approach that Jerry has been refining since he bought his first commercial unit in 2004, and he’s now got it down to a pretty fine art. It’s all about adding value to property by increasing the rental income, as commercial property valuations are typically based on a multiple of the rent. This allows him to release much of his initial investment from each deal, ready to move on to the next.

It’s not dissimilar to the common buy, refurbish, recycle residential model, but the focus on commercial has many advantages. He’s built an enviable portfolio with this strategy, generating over one million pounds per year in rental income. I’m confident you’ll get plenty of inspiration from this episode, and probably a couple of ideas for your own investing too

Today we are going into detail on our quarterly goal setting process looking at why 12 week sprints are the most effective time period to focus on, what some of our focus areas were from the last 3 months and how successful or not we were in hitting them, and how the feedback from that helps us shape not only the next quarter but also how we approach the goal setting itself.

We look at our property goals as well as some of our business goals, and reference our recent podcast with Mike Clay a lot so make sure you check that out as well if this is an area that interests you.

To give you fair warning, there is also a lot of me getting angry at boats that fly past us and send the microphone flying, and a few mentions of instagram as well as we recorded this as an instagram live at the same time as recording the podcast.

Ultimately though I hope you get a lot of value from it, and I've said numerous times in the past I really think we owe a lot of our own success to regularly reviewing our vision, our goals and our strategy so if it's something you already buy into then there might be a few tips for you, and if you don't really give much attention to goal setting then listen with an open mind and we might be able to persuade you to reconsider.

Today I’m delighted to be joined by Remi Coghiel, an investor who started by learning a trade and working his way up the property ladder. But despite sharing some highlights of his career so far, this episode feels like a little bit more than that: you will tell straight away that Remi has a different perspective on a lot of things, and he isn’t afraid to go against the grain.

Today it’s time for an overdue monthly update. We missed May, so this is a combination of May and June – everything we’ve been up to over the past couple of months. You might not think there’s a huge amount for us to cover, but actually as we dig into it, we’ve made good progress and learnt a couple of important lessons along the way.

We’re going to be sharing how our life has changed drastically over the past couple of weeks, a new hire to our team, the Covid situation on our HMO and SA portfolio as well as Covid-valuationgate(!), which has been top of my mind for the past couple of days. And, our usual updates on latest projects, an offer accepted on our future project and a couple of others that we’re appraising as well, so plenty for us to dig into!

Today I’m delighted to welcome Kim Opszala to the show, a solicitor with years of experience dealing with mergers and acquisitions who realised that success in the corporate world actually isn’t the be all and end all when the cost of that success is long hours, high stress, physical health issues and never seeing your partner. I think we can all relate to at least some of that.

Kim decided to start investing in property to give her more choice in her life and, after a few short years, has built an income from a mix of acquisitions, rent to rent deals and lease options, allowing her to leave the rat race behind but continue to practice law as a choice, as a consultant, picking the jobs and the hours to suit her.

It’s a really inspiring story and I’m sure you’ll take a lot of value from it.

Today I'm delighted to welcome Charlene Turkington to the show, who claims to be our first guest from Northern Ireland – and with my terrible memory, I'm certainly in no position to dispute her claim! She started investing at a young age in Belfast, was hit hard by the 2008 recession, and then made a fresh start flipping houses in a small Yorkshire town. 

After completing 14 flips, she started to hold on to some of them and grow her buy to let portfolio, as well as embark upon an amazing new build back in Northern Ireland that will become their family home.  

A lot of Charlene's approach is the perfect model for people interested in flipping houses: a strategy we don't discuss anywhere near as much as I'd like on the show. So hopefully for those of you looking to do something similar either as your main strategy, or to raise your investment pot for further buy and hold deals, you'll find a lot of great insight and information in today's show.

way to the twenty years he’d spent climbing the corporate ladder.

During our discussion, Mike shares what his motivations were to leave the day job behind, the strategy that he settled on to get there and why really honing in on a specific niche has boosted his success massively.

And also, how he was able to build up a big enough portfolio in only three years to take the leap into full time property investing.
