I was delighted to be joined on the podcast by Ian Pattison. This is a slightly unusual interview, as although Ian is a property investor based in Loughborough, he is also a Health & Safety Manager in the construction industry, typically working on large-scale commercial projects.

At the same time, he also has his own investment background in the private residential sector, and the reason this interview is a little different, is that we’re going to focus on the area of CDM, a small part of the grander health & safety area, and discuss how it applies to residential developments.

Well we finally made it. Episode 200! I never had any idea when I released episode 1 almost 3 years ago what this podcast would do for me both personally and professionally!

Today I am delighted to be joined by Michael Kalisperas, a West Midlands based investor who started off as an accidental landlord and was scared off investing for years after ending up with squatters in his previous family home. 

A tragic event in Michael's life led to him needing an alternative to a 9-5 job though, and his search for financial stability brought him back to property. In a pretty short space of time he's got a pipeline of projects with a GDV of £1.5 million, he's created annual net income of over £91,000 and he succeeded in raising £347,000  for a project in just over an hour through crowd funding.

I was delighted to be joined on the podcast by Stuart Lordan, a father of 4 kids all under 8-years-old, and an escapee from the corporate world after 20 years of working for advertising agencies and consultancies. 

He’s currently aiming to grow a portfolio of 50 student rooms, and is already 60% of the way there including the purchases he’s currently got moving through conveyancing.

Outside of this achievement, he’s deservedly proud of the £250,000 he’s raised in the last month, to help him get the rest of the way there.

Today I am delighted to be joined by Luke Spikes. Luke grew up moving house every 6 months or so by his property developer parents , but whilst he continued with a few projects of his own in his adult life, it was always secondary to his other business interests - growing 6 international technology start ups over the past 27 years, each employing between 50 and 200 people. 

After selling the last one he promised that'd be his last business, until he picked up a property book and realised that this side passion could in fact be a real business as well.

His focus is on Serviced Apartments and truly bespoke co-living across the south west, and with a project pipeline with a GDV in excess of £3 million, and a goal to get 60 rooms up and running within 12 months, this is just the start of what will be an amazing 7th chapter in Luke's business journey.

Today I am delighted to be joined by Alex Harrington-Griffin, a young investor who followed his father and uncle into the industry. His energy is predominantly centred around land and planning, and in the few years since property became his full time focus he's been involved in deals from care homes and car show rooms to securing planning for 151 units.

Alongside the for profit work, he's also a big advocate of improving local communities and through his volunteering and charitable efforts has won awards for community development and raising awareness of youth homelessness.

"I was delighted to visit lovely Knaresborough and Vauxhall, London, with Rob and Mark Hodgkiss from In Hot Property. They were on the podcast very recently, and we had a great chat about some of their deals near Harrogate, as well as their rent-to-rent service apartments down in London.

Their property in Knaresborough is a 2-and-a-half-thousand square foot commercial to residential deal. It was the first purchase they made with their In Hot Property brand, and they joined me to show me around the site."

Today I am delighted to be joined by Phil Ashford, a chartered accountant who developed an interest in HMOs whilst living in one as a student in Nottingham.  He calculated how much his landlord was likely making and decided he needed to get in on the action, so with a couple of friends as JV partners, he bought, renovated and refinanced his first student house share, and the rest is history. 

He's now operating one of the top student letting agencies in the city, and as well as continuing to grow his own portfolio has found a great niche helping other landlords enter the Nottingham Student market as well.

Marc is the first of our 2017 Property Goals guests to return for the mid-year review. 

Back in January Marc was on the brink of leaving the corporate world behind after realising he'd rather be building his own portfolio than continue the day job as a commercial construction project manager, and with only a few months until the end of his notice period he had some serious work to do in order to replace his income before the pay checks stopped coming in.

This show marks the half way point in the year. We're 6 months in and have 6 months still to go, so it's a great time to catch up with each of the investors in this series and find out what they've been up to so far, what progress they've made towards their goals, and what their plans are for the next 6 months.

Kevin Stewart is a Member of the Scottish Parliament and the Minister for Local Government & Housing.  He was present at the Lend Invest Academy we attended recently (which I found very interesting in itself), and gave a short presentation on property development from a politician's perspective.

 

He talked through some of the plans around the housing market and property development in the future, as well as what he feels the SNP have been doing already to impact this market.  

 

I'd love to hear if you think there's anything here which could/should be reapplied to the rest of the UK, or if it's just another politician without very much to say.

Nicole Bremner is a London based property investor who has built her phenomenal East Eight company with the help of active social media brand building, exploring creative fundraising options for her developments, and partnering up with some great people to complement her own skill set.

We spent the day with Nicole to understand how her property business operates, and to look at some of the development deals she's working on including a large commercial to residential conversion in Brent Cross, converting 5 office blocks into studio apartments, and a luxury home renovation in Central London.

Today I am delighted to be joined by Mike Howman.  Mike is business partner to Shaun Callacher, one of our very early guests from episode 14 and some of you may even remember that Mike joined us on a webinar a couple of years ago talking about lease options, one of his areas of expertise. 

He's had a hugely successful property career over the past 6 years, entering the industry after losing his previous business during the recession.  Despite the financial and emotional strain that put on him and his family, he learnt some big lessons from the experience and started his property journey by surrounding himself with a great team, creating systems very early in his property business, and staying extremely focussed whilst the business was growing.

He's now got two great property businesses that he's extremely proud of.  Mantra Homes which is building new homes across the north west with a project pipeline worth £50 million, and prosper by property which is his education platform for training and mentoring property investors.

Today I am delighted to be joined by Sarah Poynton Ryan. Sarah spent 14 years honing her skills in sales and marketing after she landed her first accidental job in a sales role based on the fact she liked to talk a lot. In that time she built and sold her first business, but after hitting a stage in 2015 where she was £60,000 in debt with credit cards and loans, she knew something needed to change. 

 She'd always had a passion for property investing so started to educate herself and 2 months later secured her first rent to rent HMO. The leads started to flow in and she realised this was another potentially lucrative arm to her business, selling on the deals that didn't fit her own requirements, and since then both her rent to rent and deal sourcing businesses have blossomed.
