So Tom is the first ever guest to return for a second interview on the show. He was first on back in May in episode 35 so if you want to go back and find out more about his background, how he got started and some of his biggest successes and difficulties then it's definitely worth going back to check that episode out as it's one of the top 3 most popular episodes we've ever done.
Back in that episode this is how I introduced him:
Until about 4 years ago, Tom was working in a job for a boss he didn't like earning less than £1,000 a month.
With entrepreneurialism burning in his heart, he stumbled across creative property investing in the United states and found people doing 30 deals a month wholesaling below market value properties, and doing lease options.
He quickly did the maths and realised if he could do even 10% of that he'd be making up to £10,000 a month, so he started applying what he'd learned to the UK market and made £40,000 in his first 4 months.
He now does 4-6 deals a month, only works when he wants, and is planning on getting up to 20 deals per month by the end of the year.
So like I say, that was back at the start of the year, and to be honest, before I recorded the interview with him I didn't really know much about Tom other than the bio he'd sent me. He's not a regular speaker at property events, he just gets on with his business and enjoying life from his base in Barcelona.
But you're probably wondering why I've brought him back for a second interview. Well as I said, he's in the top 3 most popular episodes we've ever done so I know we all got a lot of value from what he had to share last time, but more than that I've been keeping an eye on Tom closely since we last spoke and what he's achieving and how he does it just blows me away.

Jacquie Edwards is a small town girl that wants to see the world! She tried to follow everyone else's plan for life: go to school, get good marks, go to university and then get a good job and move up the corporate ladder. But as she was moving up the corporate ladder as an accountant she realized that she was miserable more often than she was happy.
She dreaded going to work every morning and the depression on Sunday night got so that eventually it ruined her entire Sunday. She knew there had to be something better out there - and that is when she discovered property and Rent to Rent.
Her friends and family thought she was crazy for quitting a "good job" but in less than 12 months Jacquie had replaced her income and created a Rent to Rent business with nearly half a million in revenue per annum, and growing! Now that Jacquie is financially free and has systemised her business - she's able to spend more time travelling, which is her real passion. All the while continuing to grow the Rent to Rent business alongside purchasing HMOs through Joint Ventures.
As well as that, she also helps other people to start their own Rent to Rent businesses and meet their financial goals through her book Rent to Rent: Your Questions Answered along with mentoring and training programmes.

Jim started investing in property in 1991, when he was working as a college lecturer teaching Law and renting houses to students. He realised the increase in rent he could achieve by renting individual rooms rather than whole houses, and began to specialise in acquiring and converting properties into HMOs.
He left his job a couple of years later and has since gone on to grow a phenomenal portfolio of 130 HMOs, 30 single lets, and 19 lease option properties along with a letting agency and a building and maintenance team to look after his and other landlords investments.

Howard is the director of Harvey Bowes Mortgage & Finance Brokers, offering a whole of market service but specialising in mortgages for the self-employed and business owners, as well as arranging and advising on development finance and bridging loans.
He's the host of the Cardiff Property Investors Network, proving that property and finance are genuine passions of his rather than just a way to make money, and he's also a very successful investor in his own right.
You'll most often hear him talking about his investments that required more creative finance, that he did just to prove the method was possible. Not many other brokers can offer that level of advice having personally gone through the scenarios you're currently trying to navigate.

Justin left school early and headed straight to the building sites as a labourer where he developed a talent with wood and got his carpenter and joiner qualifications, but when bad times hit the building trade and the work stopped he began to rebel and get in trouble.
He made the decision to join the army and in his words this turned his life upside down.
After the army he finally found himself in the world of estate agency and quickly worked his way up the ranks before opening his own agency in 2003. He now owns the most successful agency in his area, holds one of the largest rent-to-rent portfolios in the country, and holds his family firmly at the centre of everything he does.

Daniel is an award winning entrepreneur and investor who since 2001 has built 13 businesses, 10 of which are still trading today. Harley comes from a family background of landlords and property developers, meaning he was familiar with the property world from a very young age.
With very little academic flair at college, he decided to throw himself into the world of property investing and development at only 17 years old, and with the help of his family and mentors he has had a significant influence on the direction of the family business over the last 2 years, taking it from a Buy to let landlord management role into property development and HMO conversions.
They have just completed a new-build development of 2 x 4 bedroom houses in West Sussex, they exchanged recently on their first HMO project, and have big plans for the future.

Jahlyn used to be a stressed out staff nurse working 14 hour shifts but when she made the decision to stop dabbling in property part time and take it more seriously, her life changed. Property enabled her to fire her incompetent manager and now at only 37 years old she counts herself as retired.

Simon needs little in the way of an introduction, but I'm going to give him one anyway. He is widely regarded as one of the top wealth creation strategists in the UK, and has been investing in property since 1995.

Paul & Liz Lanfear own a property business based in Leeds called Property Angels, which specialises in boutique property for busy professionals. They have a portfolio of houses of multiple occupancy (HMO's) and single lets. Their properties are very high end, boutique HMO’s aimed specifically for the young professional market in north Leeds and really do need to be seen to be believed.
Whilst HMO’s are their primary strategy, they also consider other property related projects and run a highly successful training and mentoring business with their flagship product being the ever successful ‘Heavenly Day’, which is a HMO master class.

Rob started his career in the police at the age of 16, and 34 years later was still serving as Chief Inspector responsible for training delivery for the whole force. During that time he'd also had stints patrolling the beat, performing riot control duties, and liaising with social services on child abuse cases, but eventually decided to leave in order to set up his own company as a hypnotherapist and self-development coach.
A few years after that as austerity measures were introduced into the police force, his wife Nicola who was still in the police realised it was time for her to leave as well, so together they embarked on a property journey to replace her wages. They've been through Simon Zutshi's Property Investment Quick Start, the Mastermind Accelerator and the full Mastermind programme, and were in a position where Nicola didn't need to return to work only 7 months into their journey.
They are now hosts of the Hull PIN meeting and Rob is a mastermind coach. And to give you an idea of the types of projects they're working on, we had to bring the time of this interview forward as Rob has a site meeting for a development of 70 houses. Pretty impressive after only a few years.

The one downside to taking a break from our regular interviews in order to do these monthly property updates is that it makes me very aware of how quickly the days, week and months are passing by.
On the positive side though it gives me real motivation to make sure I'm pushing our own property investing forward so that I have something interesting and hopefully valuable to share with you.
It's why we decided to do these updates after all. It's not to try and show off about the houses we're buying or the income we're generating, because let's be honest, I interview a dozen other investors every month who put our own portfolio to shame. The reason we decided to do them is to give some real world insight into what progress can be made by a couple with a reasonable income, some free time, and a lot of determination. I've taken so many direct lessons from our guests that have shaped our strategy and allowed us to make leaps forward in our investing, and we've also invested in growing our network and educating ourselves.
It all seems to be moving us in the right direction. Prior to 2015 we'd bought an average of about 1 property per year which gave us some great additional income as a side business, but since I started taking it more seriously we've bought 3 properties in the first 6 months of the year and will hopefully do another 3 by the end of the year.

Lisa defines herself as a problem solver, which is the theme that connects her career history. She spent 15 years in forensic science before moving into property investing and then finally finance.

Luke began investing 15 years ago whilst still working in a day job but made all the classic mistakes that meant progress wasn't as quick as it could have been.
Then health issues forced him to find an income stream that wasn't reliant on him commuting and being in work full time, which is when he discovered multi let property investing.

Rob spent 12 years as a pilot before taking the decision to leave early in 2011 when he realised life was too short to be away from his friends and family.
Unfortunately though, leaving early meant he lost out on his military pension, which is when he discovered that property could be a great long term replacement.
He started investing on his own but when progress began to slow down he got training from the Progressive Property Network, and has gone on to build up a portfolio of almost 30 properties with almost 60 tenants, as well as running a letting agency that specialises in HMOs and LHA tenant, a sourcing company, and a training company along with past guest John Paul that focusses on teaching investors how to run their property business like a real business.
