Nick began investing in 2008, saving up deposits one by one and slowly growing his portfolio the traditional way. That approach was working out OK for him, but it wasn't giving him the freedom and choice over how to spend his time that he wanted.

With a young family and a second child on the way, he realised it was time to change his thinking.

He got educated in property investing and development, and has seen his results sky rocket. In the past month alone he has purchased a large commercial project with a GDV of £1.4 million, and 2 separate HMOs that will each give a net profit of over £600 per month.

In 2006 Tushar left the corporate world and his career in sales and marketing behind, and has gone on to start and run several businesses in media, healthcare and of course, property.

Since 2011 he's been actively investing and developing a significant portfolio of HMOs, commercial property and single lets across London, Birmingham and Reading with his business partners.

He is also a co-founder of Blenheim and Chester Developments, who have developed and refurbished over £5 million worth of property from office conversions, to new builds and residential refurbishments.

Part of these projects have been funded through Joint Venture Finance, as well as more innovative finance techniques like peer to peer lending.

Barry is a past guest of Inside Property Investing. He joined us back in episode 49 to talk through his property journey up until that point. You may remember that as well as being well known for property lease options as a result of his best selling book 'Escape the rat race with property lease options', he was in the process of switching his focus to bigger, more lucrative deals.

That strategy really stood out in my mind as something far too few investors are seriously considering, so when I heard he has just launched his second book called Retire on One Property Deal, discussing this exact topic in depth, I knew we had to get him back on to talk about why this approach appeals to him so much, and how doing bigger deals can help you achieve your own goals so much quicker.

Susannah runs the Good Property Company, a highly respected property business sourcing high quality property deals in Bristol. She was one of our first ever guests on the Inside Property Investing podcast, back on episode 6, where she shared the details of her fascinating property journey.

Since then, we've kept in touch and I've watched in awe as she seemingly effortlessly attracts investors to fund her continued projects. It's for that reason that I'm delighted to welcome her back today as she promises to give us some of her most important insights into the fundraising process - what works, what doesn't, and how you can use other peoples money to fund some or all of your next deal.

Having been ‘in property’ for less than 2 years, you might think Rebecca doesn't have much of a story to tell, but after taking voluntary redundancy whilst on maternity, she went on to start a successful letting agency and property sourcing company with no previous experience or knowledge.

Since starting her own property investing just 4 months ago she has raised over £250,000 in joint venture finance. She is now giving back by training other people on how to do the same thing.
