It's the last show of the month again which means we're taking a break from interviewing another inspiring property investor to focus on how my own journey has progressed over the last 30 days. The idea is to give some real world examples of the successes we're having, the problems we're facing, and what we're doing to overcome them in order to achieve our own property success.
This month, we finally completed on the repossession property that we're going to convert into an HMO, we're at the half way mark on the development of our own home, we went through the process of renting out the 2 bed terrace we had previously been trying to sell, and we went to do viewings with a few motivated sellers as well. But before we get on to that, we do have a very special guest joining us to help us all maximise our income and minimise our taxes.

Lee has been focussing on a rent to rent strategy in Peterborough for 2 years, and was able to replace his full time income within only 6 months.
He now runs a house share specific letting agency in his local area that manages his own investment properties as well as those that he has bought with his joint venture partners.

During his time as a member of the British Army, Mark served in the Falkland Islands, Kosovo, Iraq and Afghanistan among other places. This gave him a good income with little free time to spend his money, which is when he started investing in property.
After a while it got to the point where he was making more from this side line than he was in the army, and as nobody was trying to kill him in the property industry he made the decision to move into this world full time.
Since then, he has pursued many different property strategies and is now at the stage where he has developed a phenomenal rent to rent business that's on track to hit a £10.5 million rent roll by the end of this year.

Not our typical property investor guest, Bethan's real strengths lie in her impressive marketing and strategy expertise, developed and honed during her career at Base One.
She was exposed to investing from a young age though as her mother ran a home based business whilst Bethan was growing up and stashed any profits she made into buy-to-let properties.
Bethan followed suit buying her own buy-to-let property when she was only 19, and is now combining her skill sets as the Co-Founder of CrowdLords, a two-sided equity crowdfunding platform for the buy-to-let market.

Elsie's work ethic stems from her late mother who raised 4 children on her own in Islington, that all went on to gain professional qualifications and achieve great success.
Elsie's own initial success was as a qualified chartered accountant working for the likes of JP Morgan, Barclays, and UPS, but she has spent the past 10 years focussing on her property portfolio which now includes high value apartments in central london and student multi-lets in the south east.

Jane is a highly experienced property developer and landlord with an impressive portfolio of investment properties consisting of both residential and holiday lets.
Despite a very different professional background in design where she started as a fashion buyer before stints in interior design as well as film and video production, her passion for property has always been strong which led to her first purchase at only 21 years old.
It made sense then when she made the decision to move in to property investing on a full-time basis, where she prides herself on her ability to see potential and maximise the revenue per square foot on each of her deals.

Paul's previous career was one that he absolutely loved, as a biology teacher for 20 years. Along the way he bought a couple of buy to let properties in order to supplement his pension, but at the time he thought that would be the extent of his property investing.
But after some changes at his school, he decided he needed to find an income stream that gave him a better work life balance, and came across the PIN Property Mastermind programme where he was able to build a portfolio of 14 HMO properties with a JV partner generating almost half a million in annual rent in just 1 year.
Since he was recognised as one of the top performers on his programme, I've been chasing him to join us and share his story, and I'm delighted to say that finally, we have him.

Clearly passionate about HMOs, Tracey has developed the multiple strands of her property business around this one core strategy.

Jenny is an inspiration in the truest sense of the word. With no previous experience in investing, a personal tragedy 3 years ago changed her entire mind set and she jumped on property as a means of becoming financially free in order to spend more time with her family.
In that time, her and her husband have achieved great successes, including being top performers on the Simon Zutshi Mastermind programme in 2013.
More importantly though, property has enabled her to focus on the causes important to her and her family.

After graduating from the university of Melbourne, whilst her friends went off and got Jobs, Fiona decided to move to Japan and spent the next 6 years working and skiing between there and New Zealand.
In 1998 she moved to the UK to study accountancy, but quickly took the leap into property following in her parents foot steps, with very little capital to get her started.
The first few deals were tough, but she has persevered and over the last 15 years has built a multi-million pound portfolio of single lets, she has 72 HMO rooms, weekly self catering accommodation, commercial buildings, a sports bar and has even turned around a failing hotel.

After leaving university, Arsh began his property journey by taking on his father's small portfolio and focussing on the type of tenants often classes as a landlord's worst nightmare.
He then started buying his own investment properties in the Wolverhampton area which currently generate an impressive20-30% yield.
With over 500 tenants all on housing benefits, Arsh has become one of the most successful UK investors operating in this niche, and his passion for treating his tenants well shines through in everything he does, including in his business results where he is proud to boast a 100% rent collection record and a 98% occupancy rate.

Until about 4 years ago, Tom was working in a job for a boss he didn't like earning less than £1,000 a month.
With entrepreneurialism burning in his heart, he stumbled across creative property investing in the United states and found people doing 30 deals a month wholesaling below market value properties, and doing lease options.
He quickly did the maths and realised if he could do even 10% of that he'd be making up to £10,000 a month, so he started applying what he'd learned to the UK market and made £40,000 in his first 4 months.
He now does 4-6 deals a month, only works when he wants, and is planning on getting up to 20 deals per month by the end of the year.
