It's that time of the month again where rather than interviewing another inspiring property investor,
I'm going to talk through my trials and tribulations over the past 30 days to give a bit of front-line insight into the strategies I'm focussing on, what's working, what's not working, and what we want to do next month.
This month, we've completed on one purchase, are days away from exchanging on another, changed our strategy on the 2 bed terrace we had on the market, among a few other exciting events.
I can't promise we'll achieve our goals, but I hope that by putting them out there in the public domain it'll make us more accountable and strive that little bit harder to make sure we succeed every month.

As a property trader, Richard's typical deal is pretty simple - he buys a property for cash and immediately trades it on with minimal or no works. For this strategy to succeed, he relies on other people marketing properties badly - in fact every deal he's ever bought is as a result of bad marketing.
They all have some problem or issue that stops them being sold easily, so Richard finds them, removes the problems, and remarkets them through a more suitable channel.
In addition to his own trading, he's also created one of the largest and fastest growing facebook groups called UK Property Traders where almost 10,000 people discuss all aspects of property investing and share their advice freely.

During her time travelling the world as an International Business Analyst, Chris got bit by the property bug when she bought and developed her grade 2 listed georgian cottage, more than doubling its value and size.
She decided to join an independent estate agents and work her way up, learning all of the internal dynamics of how they operated, before setting up her own property company Bay Tree Property Search in 2009.
She now works for her clients sourcing properties to meet their requirements, and working with select individuals on joint venture projects.

After years of describing herself as normal, Julie finally realised that perhaps she wasn't. Summed up as tenacious, she has discovered she is someone who doesn't take no for an answer.
If she wants something enough, she'll work outside her comfort zone, focus, network, make opportunities and build relationships until she's achieved it.
Born in Kent, she dropped out of school as soon as possible without a single qualification and started working two days later.
She has progressed through careers in Accountancy, Learning & Development, and her own property investing, and loves nothing more than helping other people achieve success, and of course her own family.

Richard is an Award Winning Property Entrepreneur, with varied property interests including a buy to let portfolio and a lettings business. He is a well-respected speaker & the creator of referencing platforms for LHA and Universal credit, and has won awards and been recognised at government level, both as a landlord and as a Letting Agent.
More uniquely, Richard is the only private landlord in the UK to be invited to undergo “Verification Framework Training” with local councils, to allow his tenants to visit his offices, instead of the council offices for their benefit claims for housing.

As the father of the pair, Richard has been investing in property for almost 40 years, since he was 18 years old. He is a 2nd generation developer and has built up a wealth of wide ranging experience in development, planning and construction. A bricklayer by trade and a building surveyor by profession Richard has developed thousands of residential units along with some commercial, retail and industrial.
Following a similar path to his father, Brynley has also been involved in property since the age of 18, making him the 3rd generation in a property development family. He studied landscape design & construction before working on projects for the BBC as well as his award winning show garden for the Royal Horticultural Society. Brynley has worked as a building contractor on development sites of various sizes playing an integral role in design & build projects.
After a year on Simon Zutshi's Mastermind programme, they were voted as top performers and are now helping others who want to achieve similar success with their own property investments.

Buying his first investment property in 1982, John has been involved in property investing to some extent for almost 40 years, although it wasn't until a lightbulb moment in 2008 when he realised he could buy multiple cash flowing properties and quit his high paid job.
Since then, he has focussed on building a diverse portfolio including single lets, holiday lets, LHA tenants, HMOs, and a London flat delivering a 33% ROI, and his emphasis is now on continuously increasing the gross income from his properties through imaginative strategies.

Wendy is the founder of multiple companies including Best Nest - a high end HMO company – and Best Nest Egg - an HMO investment club. She is passionate about HMOs for their contribution to the housing economy and the positive contribution they can make to people’s lives.

Neil started his career in the british army, but achieved huge success with his dating seminar business that he launched during his last 2 years of service. The business trained over 5,000 men globally, and he became the authority figure on mens dating advice, as well as authoring 2 best selling books on the subject.
At 27, he made the switch to marketing consultancy and worked with many big brands in the USA. A year later he forged a successful career in direct sales, before becoming a top sales trainer and again became an industry leading figure.
When he turned 29, he attended a rent to rent training course and decided this was the property strategy for him. He now has £15,000 cashflow per month from this strategy alone, and is sourcing over a dozen deals per month.

Kemi is truly an extraordinary woman, working through a very difficult upbringing to eventually achieve huge success. Along the way she lost her best friend to domestic violence, and spent a period of time homeless during which she raised her first joint venture money.
She now has a property portfolio housing almost 100 tenants and prides herself on being an ethical investor - working closely with charities in her area to house vulnerable people, and helping many of her tenants get back in to employment.
She's also working on a number of development deals up to £4 million gross development value in the South East, she's built an online training platform for property education with her business partner Laura, and to top it all off she's a 35 time number 1 international best seller with her book 'The Power of Real Estate Investing'.

Ant is the editor and co-founder of Your Property Network magazine, the UK publication read by over 12,000 property investors every month.
He's had the privilege of interviewing hundreds of investors and looking at their strategies, and has put this wealth of knowledge to great use in his own investments, where primarily, he loves to transform wrecks back into homes.
He started investing in 2006 and now has 24 properties which he strives as much as possible to keep as a passive income, as he does not enjoy being a landlord.

He now has 6 branches, with 3 more scheduled to open, and employs 34 people managing over 2000 properties across the North East of England.
