Nick began investing in 2008, saving up deposits one by one and slowly growing his portfolio the traditional way. That approach was working out OK for him, but it wasn't giving him the freedom and choice over how to spend his time that he wanted.

With a young family and a second child on the way, he realised it was time to change his thinking.

He got educated in property investing and development, and has seen his results sky rocket. In the past month alone he has purchased a large commercial project with a GDV of £1.4 million, and 2 separate HMOs that will each give a net profit of over £600 per month.

In 2006 Tushar left the corporate world and his career in sales and marketing behind, and has gone on to start and run several businesses in media, healthcare and of course, property.

Since 2011 he's been actively investing and developing a significant portfolio of HMOs, commercial property and single lets across London, Birmingham and Reading with his business partners.

He is also a co-founder of Blenheim and Chester Developments, who have developed and refurbished over £5 million worth of property from office conversions, to new builds and residential refurbishments.

Part of these projects have been funded through Joint Venture Finance, as well as more innovative finance techniques like peer to peer lending.

Barry is a past guest of Inside Property Investing. He joined us back in episode 49 to talk through his property journey up until that point. You may remember that as well as being well known for property lease options as a result of his best selling book 'Escape the rat race with property lease options', he was in the process of switching his focus to bigger, more lucrative deals.

That strategy really stood out in my mind as something far too few investors are seriously considering, so when I heard he has just launched his second book called Retire on One Property Deal, discussing this exact topic in depth, I knew we had to get him back on to talk about why this approach appeals to him so much, and how doing bigger deals can help you achieve your own goals so much quicker.

Susannah runs the Good Property Company, a highly respected property business sourcing high quality property deals in Bristol. She was one of our first ever guests on the Inside Property Investing podcast, back on episode 6, where she shared the details of her fascinating property journey.

Since then, we've kept in touch and I've watched in awe as she seemingly effortlessly attracts investors to fund her continued projects. It's for that reason that I'm delighted to welcome her back today as she promises to give us some of her most important insights into the fundraising process - what works, what doesn't, and how you can use other peoples money to fund some or all of your next deal.

Having been ‘in property’ for less than 2 years, you might think Rebecca doesn't have much of a story to tell, but after taking voluntary redundancy whilst on maternity, she went on to start a successful letting agency and property sourcing company with no previous experience or knowledge.

Since starting her own property investing just 4 months ago she has raised over £250,000 in joint venture finance. She is now giving back by training other people on how to do the same thing.

Juswant is one half of the fantastic property duo that run the infamous Berkshire Property Meet. He began his career in IT, working for the same company in a safe job for 11 and a half years, before eventually discovering Rich Dad, Poor Dad and attending his first property event.

Despite a few reservations in the beginning, he was quickly hooked and since that first event back in 2005 he has gone on to build a successful portfolio, focussing mainly on HMOs, and of course continuing to grow his own monthly networking event which gets an average of 250 attendees every month.

Having had an interested in property as an alternative income stream for some time, Jonathan eventually dipped his toe in the buy to let waters in 2004 with his first investment property. He was quickly hooked and successfully recycled his funds to steadily grow his portfolio to more than 20 properties.

In 2013 he decided it was time to venture into property investing full time, and has expanded his focus to encompass auction trading, refurbishments and larger development deals, among others.

Not only that, he has also been working on a new online venture for the last 2 years which finally launched at the Landlord & Letting show in London in September 2015. Vaboo.co.uk is an online portal that helps landlords and letting agents to stand out from the crowd in a busy market place by enabling them to reward tenants and add value to tenancy agreements. His mission throughout all of this is to improve the image of the private rented sector.

Tony is a property investor, developer and building contractor who has been involved in property through construction since 1994, and through running his own interiors and construction business since 2004.

In 2014 he took it one step further by getting serious about his property investing education, and surpassed the targets set by the programme he was on of generating £50,000 annual income by owning or control a property portfolio worth £1,000,000.

He has now doubled his previous income and set up a local property investing and management company, as well as a national property development and investment company. You can find him every month hosting the Milton Keynes Property Investors Network as well.

David is one of the founding directors of Arthur Online, the rapidly growing property management software company for landlords and property managers.

With 25 years experience in both the fitness and property sectors starting, growing and selling businesses, and a background in software development, he was an ideal fit with the rest of the team to revolutionise property management.

But as well as his business interests, he's also an active property investor and landlord in his own right, and has put this experience to excellent use when designing Arthur for the end user.

Things finally seem to be settling into a better rhythm after the manic house move over Summer, although just when I was beginning to catch up with myself, my better half announced that we’re going on a last minute holiday this weekend.

I'm sure it'll do me some good to escape the office for a week, but I've got my reading list prepared and it's time to catch up with 2 books that have been on my list for way too long. I'll get to what they are, along with everything we got up to in September during this episode, which I hope is definitely worth hanging around for as it includes how we just raised another £300,000 of JV finance!

I'm also delighted to have been joined by Simon Misiewicz to give his tips on minimising your tax bills on development projects.

Andrew has had a pretty mixed career, starting with a degree in Agriculture as well as periods spent abroad as an expedition leader and driving groups of people around South America.

On his return to the UK, he ran a successful engineering business before finally developing an interest in property whilst refurbishing pubs across the country.

He decided to set up his own building firm focussing on high value property in South West London, and with a few celebrity clients under his belt he purchased his first own investment property and was quickly hooked.

His business has evolved to where he now works with many JV partners on some truly innovative and creative projects.

David described himself as an avid world traveller and explorer, risk taker, and, funnily enough at the bottom of the list, a property investor and entrepreneur focussing on creative property deals such as lease options.

Over the past 3 years he has become a full time deal packager, and in his first year alone turned over £150,000 on 48 deals. The most impressive thing about his approach is that he does all of this without ever needing to meet a buyer or seller, meaning he can and has done deals from all over the world including his home in the lake district as well as Spain, New York and Las Vegas. He really is location free!

Dan started investing in property straight out of university with a little help from his friends, in the way of cheap labour and reliable tenants for his first deal. His main focus during that time though was his nightclub career, until he met his first JV partner and proceeded to refurbish 30 properties over the next 10 years.

During that time, he built up his own portfolio of single lets, multi-lets and licensed HMOs, before educating himself further through Simon Zutshi's Mastermind programme in 2013.

He's still very actively investing, building up his war chest through property refurbishments, providing accommodation for people facing homelessness or already homeless, and connecting people and deals through his own businesses and the recently launched Birmingham central PIN even which he hosts.

Kriss is better known for his athletics success than his property investing, winning a plethora of medals at Olympics, Commonwealth Games, European and World Championships, including a British record in the 400m hurdles which still stands today.

He was appointed MBE in 1992 for his services through Athletics, and went on to have a successful career as a TV personality, philanthropist through the Akabusi Charitable Trust, and as a highly sought after motivational and keynote speaker.

Then, at the start of 2015, after giving a motivational talk at the Platinum Property Partners National Workshop the previous year, Kriss decided to join the successful HMO franchise business and build his own property portfolio.

This trio describe their investing pedigree as HMO development, holding over £2million worth of assets - all top spec, high yielding HMOs.  They began their respective property journeys individually but came together last year to form Smart Property Investments in order to leverage each others skills.

They currently have 3 HMOs underway at present and a project with a Gross Development Value of £2million being finalised. They also have experience with rent to rent deals but make it clear that this is not their focus.

Carly & Kirstin are sisters  who attribute their property success to their ability to network, build great relationships, and choose the right people to work with.

Their focus on their rental portfolio is 2 fold - to build a profitable business whilst also providing accommodation for people facing homelessness. They work with local housing charities who either refer tenants to them, or lease their properties directly.

They got started back in 2013 when they joined Simon Zutshi's mastermind programme, and with no money and very little experience have been able to build an HMO portfolio worth over £2.3million, and are now also working on flips and development projects in Brighton.

Mike started investing and building his property portfolio in 2006. Based in Surrey, he has sourced discounted properties across the south east, and manages his multi-million pound portfolio with the help of his 6 team members.

He still concentrates on sourcing properties for himself and others via leafleting and dealing direct with vendors. He works with estate agents, converts freeholds to leaseholds, runs many property development and refurbishment projects and uses lease options. He rents to students, professionals, housing benefit tenants, and runs HMOs all through his lettings business, easy2let.

He also prides himself on being a social housing expert after converting much of his stock to local housing allowance in order to boost his rental profits.

We've had some great guests already since we picked up after the short summer break, like Jim Haliburton the HMO Daddy, Howard Bowes one of the top mortgage advisors we have the pleasure of knowing, and Daniel Hill, one of the most successful young entrepreneurs in the country who has now turned his hand to property investing.

We've got plenty more great guests lined up for September as well, but I'm obviously most excited about the fact that we are able to welcome back our property tax and accountancy expert, Simon Misiewicz after his own summer break.

He's here to give his perspective on the budget announcements with regards to property investing, as well as the pros and cons of going self-eployed.

We also talk financial freedom, goal setting, and Mike's usual monthly property investing update.
